A 2 floors and perfectly decorated, with lots of natural light, the living room is spacious with a a nice large sofa, 2 arm chairs and smart TV,
Connected to the lounge is a 6 seater dining area, a fully equipped kitchen with hi quality cookware and all the appliances and utensils. A sociable and lovely space with everything you could need should you wish to dine at home.
A lovely peaceful wild garden is a real treat. We believe in wild growth for insect support, so a wild garden is available, but please note it is not suitable for entertaining or children's games.
All the bedrooms are furnished to a very high standard with quality mattresses, linens and towels and nice contemporary touches that give off a light and airy feel. You can wake up refreshed and calm after a good night's sleep in this tranquil space.
There is a ensuite shower room, family bathroom bath room/WC in which to unwind after a busy day. Additionally there is a separate WC downstairs.
To make sure you can stay connected is High speed Wi-Fi is available throughout the house
A lovely peaceful garden is a real treat.

We had a very comfortable stay at this 3 bedroom house in Barnetby, it was well equipped, warm and cosy with plenty of hot water. We were a family of four who needed somewhere to stay for a week in the local area at short notice in December and this house was ideal.

Good host, unfortunately didn’t have bedding for one of the beds and the cupboard was locked where he thought it was kept. Ended up having to get our own.

Stayed here for a local wedding - it worked well for 5 people The house is right next to the railway so it can be a little noisy when the trains pass through Other than that the house is clean and easy to find, at the end of a cul de sac with a co-op nearby

Lovely house, in a good condition and good location, near station and co-op shop. Inside spacious and well kept. Great to have a drive. Only let down by overground and unusable garden - which was a shame as the weather was glorious.

I was there for work (conveniently located for the airport) and found everything exactly as I expected. Great for countryside runs or walks. Tobias is easy to communicate with, I would happily stay again.

A stunning property, clean, tidy, very modern, plenty of space for us all, the kitchen had everything we needed, towels provided, a few games in the property to keep the kids entertained. The only part for us was the garden was very overgrown, it was a lovely sunny weekend and the kids wanted to get out to play football and to sit in the sun, but we didn't sit outside due to this, otherwise a lovely place and would highly recommend.
A lovely modern home with all the amenities you could want. Next to a railway line but the occasional train was not a problem. A peaceful location with quiet neighbours and lovely birdsong!
Convenient location, close to motorway and train station for travel links to Grimsby and Scunthorpe. New build house with good quality furnishing and well cleaned.

Great place for working away from home Nice and clean
Spacious, clean and peaceful house. The only let down was the kitchen which didn’t have basic things such as a colander/ sieve. The dishwasher didn’t clean properly so we had to wash by hand. 2 chairs were broken and unusable. The only kitchen knife was blunt with the non stick coating peeling off into the food so we had to buy some knives when we were there. This is all fine if guests want to eat out every meal during their stay but considering there are only 3/4 takeaway choices it would be good for the kitchen to have a bit of TLC. We were there for a week which I guess is longer than most. Other than that it was very nice and good value for money. Thanks
Fantastic host. The Check in was quick and easy. The property exactly as described and spotless. Plenty of space and free parking on driveway. Amenities such as tea and coffee gratefully received. Beautifully presented spacious 3 bedroom home, the Christmas decor was an added bonus. Really comfortable, plenty of pillows on the bed and towels were provided Straightforward check in process, good communication from host pre arrival, he also checked in with us during our stay to see if we needed anything. The only cons to the house were 1) no garden to sit/play in as it was overgrown and unkept. 2) not enough cutlery for the people staying. Would definitely book again though as it was sooo clean, spacious and well looked after

Exactly what was needed.
Toby's home was wonderful and spotlessly clean! There was more than enough space, and the home was quiet despite being right next to train tracks; we didn't notice the trains unless we had the windows open. It's a newer build with all modern appliances and amenities. Barnetby is a small town, and the home is conveniently located in the middle of it all. Everything is just a quick 5-minute walk away, including the Co-op, pub, and chippy. I highly recommend checking out the Whistle and Flute for tea or dinner—the elevated pub fare was excellent. We plan to stay here again on future trips when visiting family.
Fab house
We had a great stay, the property is a detached house on a housing estate that looks like it was built quite recently. It is all new and in good condition, it was very clean and the beds are comfy. There is a train line opposite the property and you can hear them passing in one of the bedrooms but that was a bonus for my train loving son! There's a shop 5 mins walk away.
lovely comfortable and spacious place to stay. In a quiet village with all amenities close by including nice walks, a local co op and pub. The railway station is also very convenient. We would certainly stay there again.

Really enjoyed staying at Toby’s place. Lovely house in a lovely surrounding area. We were going to blyton race track, So therefore we were travelling with two vans with attached car trailers plus a car. We had no problem with parking, we were able to park the vans opposite the house on the grass verge and the car on the very spacious driveway. The house itself was lovely, light, very clean, and comfortable. The only reason I haven’t given it 5 stars is because the garden was in usable as it was very overgrown. Also, the kitchen isn’t very well equipped. This however would not affect us from coming back for how lovely & clean the house actually is! I will be booking again in the future.
The house was perfect. Well presented. Great location. The few small, minor issues we had were dealt with quickly and professionally. Couldn’t recommend him enough. We will go back.
